Understanding the NDIS Process

Planning Your Home Modification Project

NDIS home modification funding depends on the participant's individual circumstances, disability-related needs, the proposed work and the applicable NDIS rules. Not every home renovation or improvement is eligible for NDIS funding.

Before construction begins, the appropriate assessment, funding arrangements, property-owner consent and any required building or council approvals should be confirmed.

  • ✓ Clarify the access or functional issue being addressed
  • ✓ Obtain relevant professional assessment and recommendations
  • ✓ Confirm the proposed scope and funding pathway
  • ✓ Check property permissions and applicable approvals
  • ✓ Confirm arrangements before work is scheduled

Frequently Asked Questions

NDIS Home Modifications FAQs

Answers to common questions about accessible home improvements and the project process.

Home modifications are changes to a property's structure, fixtures or fittings that may help a person manage disability-related access or functional needs at home. Examples can include bathroom changes, ramps, rails, doorway widening and other accessibility improvements. Funding eligibility is assessed under the relevant NDIS rules.

Depending on individual requirements and the property, possible work may include bathroom modifications, access ramps, handrails and grabrails, widened doorways, step-free access, kitchen and laundry changes, and other suitable access improvements.

An OT assessment and recommendations are commonly important when identifying disability-related functional needs and proposing home modifications. The specific evidence required depends on the type and complexity of the work and the applicable NDIS process.

No. General renovations, maintenance and improvements are not automatically NDIS-funded. A proposed modification must meet the applicable NDIS funding criteria and relate to the participant's disability-related needs. The NDIA or relevant decision-maker determines eligibility and funding approval.

Project information and OT recommendations can be reviewed as part of the construction planning and quotation process. The OT remains responsible for clinical and functional recommendations, while building work is considered separately.

Where sufficient information is available, the target is approximately 24–48 hours for a quote and scope. Complex projects, site inspections, additional measurements or specialist requirements may take longer.

If the participant does not own the property, written permission from the legal owner may be required before modifications can proceed. Other approvals may also apply depending on the property, location and nature of the work.
