Understanding Home Modifications

What does NDIS home modification funding mean?

Home modifications are changes to a home that may help a person manage disability-related support needs and access or use their living environment. These changes can range from relatively simple adjustments to more involved structural work.

Funding is not automatic. The NDIS considers the person's disability support needs, the proposed modification, the available evidence and whether the support meets the applicable funding criteria.

The NDIS may consider home modifications for a home the participant owns, or a home where the owner has agreed to the changes. If the property is rented, written owner approval may be required.

Important: This guide is general information only. Always confirm current requirements with the participant's NDIS contact and the relevant professionals involved.

Types of Modifications

Different levels of home modification

The type of work, risk, structural impact and evidence required can differ. NDIS guidance distinguishes simple adaptations, minor modifications and complex modifications.

01

Simple Home Adaptations

Straightforward changes that may help make a home easier to move around or use. Depending on the item, these may be treated as low-cost assistive technology rather than a home modification.

  • Some small fixtures or fittings
  • Simple accessibility adjustments
  • Individual items that do not alter the home structure
02

Minor Home Modifications

Modifications that are generally straightforward and do not affect the structural parts of the home. An assessment and supporting evidence may be required.

  • Selected doorway changes
  • Some ramps or access improvements
  • Bathroom or internal access modifications
03

Complex Home Modifications

Work that may be structural, custom-built, higher risk or require additional technical planning and building professionals.

  • Structural bathroom changes
  • Permanent ramps or lift-related works
  • Work requiring building approvals or certification

Funding Considerations

What may the NDIS consider?

When considering a home modification request, the NDIS looks at whether the proposed support relates to the participant's disability and meets the relevant funding criteria.

  • Does the modification relate to the participant's disability support needs?
  • Will it help the participant pursue their goals or participate in daily life?
  • Is the proposed change effective and beneficial?
  • Can the work be completed safely and lawfully?
  • Is the proposed support value for money?
  • Should another service or party provide the support instead?

Meeting one or more considerations does not guarantee funding. The NDIS assesses each request according to the participant's circumstances and current rules.

The General Process

How to start a home modification funding request

The process can vary depending on the type of modification and the participant's situation. These steps provide a general overview.

01

Discuss Your Needs

Speak with your my NDIS contact about the challenges at home and why a modification may be needed.

02

Arrange Assessment

A suitably qualified Occupational Therapist may assess the participant's needs and recommend appropriate modifications.

03

Gather Evidence

Provide assessment information and relevant supporting material. Complex work may require additional technical input and quotes.

04

Await NDIS Consideration

The NDIS considers the request and supporting evidence. Confirm the funding and approval arrangements before work begins.

Preparing Your Information

What information may be needed?

The required evidence depends on the nature of the proposed work. An OT or home modification assessor can help identify the information needed for the request.

03

05
Supporting Technical Information

Where relevant, information from building construction practitioners or other professionals involved in planning.

Before Work Begins

Important things to confirm

A funding request and a building project involve several considerations. Make sure the relevant requirements are understood before committing to a modification.

Funding & Approval

Confirm whether the proposed modification has been considered and whether the appropriate funding is available in the plan.

  • Do not assume a requested item will be funded.
  • Check the current plan and NDIS requirements.
  • Confirm any required approvals before scheduling work.

Property & Building Requirements

The work must be suitable for the home and comply with applicable requirements. Depending on the project, additional permissions or building professionals may be needed.

  • Check property owner consent where applicable.
  • Consider approvals, safety and relevant building standards.
  • Use appropriately qualified tradespeople for the work.

Frequently Asked Questions

Home modification funding FAQs

General answers to common questions about the NDIS home modification process.

Does the NDIS fund every home modification?

No. The NDIS considers whether a proposed modification relates to the participant's disability and meets the relevant funding criteria. Funding is not guaranteed and depends on individual circumstances and supporting evidence.

Do I need an Occupational Therapist assessment?

Home modification assessments for minor and complex modifications are completed by a qualified Occupational Therapist with the appropriate home modification assessment skills. Confirm the requirements for your particular request.

Can a rented property be modified?

The NDIS requires the property owner to agree to modifications where applicable. Written approval from the landlord or other relevant body may be required before changes can proceed.

Will I need quotes for the modification?

Quote requirements vary. Complex home modifications may require two itemised quotes and additional cost information. The assessor or NDIS contact can explain what is required.

Can HC Renovations tell me whether I will receive funding?

HC Renovations can discuss the proposed work and project requirements, but funding decisions are made through the NDIS process. Please confirm eligibility, funding and approval with the relevant NDIS contact.
